 FURTHER UPDATE ON CATEGORY 2 DISPOSAL OF PROPERTY


 Shareholders are referred to the announcements dated 30 November 2020, 9 December 2020,
 2 February 2021 and1 April 2021 wherein Invicta advised of a Category 2 disposal of a rental
 enterprise by Invicta Properties (Pty) Ltd to Pathisa Properties Two (Pty) Ltd (the “Purchaser”) in
 respect of erfs 5434 and 859, Samrand Business Park.

 Due to a further funding delay on the part of the Purchaser, the parties have agreed to another
 addendum to the agreement, in terms of which:

    •   The Purchaser has paid R300,000.00 and undertaken to pay a further non-refundable
        R2.7 million deposit on 23 April 2021; and
    •   Bank guarantees still to be provided by no later than 15 May 2021.
