IMPLEMENTATION OF THE PREVIOUSLY ANNOUNCED DISPOSAL OF A 50% UNDIVIDED SHARE IN WOODLANDS BOULEVARD


1. INTRODUCTION

   Shareholders are referred to the SENS announcement on 9 February 2026 relating to the proposed sale of a 50%
   undivided share (the "Sale share") in Woodlands Boulevard shopping centre ("Woodlands") for R824 645 578
   (including the purchase price escalation) (the "Transaction"). Hyprop is pleased to announce that the transfer of the
   Sale share was registered in the deeds office on 31 March 2026.

2. RATIONALE AND USE OF PROCEEDS

   Hyprop reviews its portfolios annually to identify opportunities to recycle capital/assets in line with its strategy.
   Accordingly, the Transaction provides Hyprop the opportunity to:
   -       reduce its exposure in Gauteng;
   -       unlock capital to pursue new growth opportunities; and
   -       remain the majority (50%) owner of the property and benefit from the future upside as the surrounding
           residential area expands and densifies.

   The proceeds from the Transaction will be used to invest in new and organic growth opportunities, and other projects
   that support the group's strategic objectives.

   The asset management services for Woodlands will be performed jointly by Hyprop and the purchasers, with neither
   party receiving or paying any fees for these services.

   Hyprop has no plans to dispose of the remaining 50% undivided share in Woodlands.

3. CATEGORISATION OF THE TRANSACTION

   The Transaction is not categorisable in terms of the JSE Listings Requirements and the disclosures provided in this
   announcement are voluntary and for information purposes only.
