                           NOTICE OF ANNUAL GENERAL MEETING

Schroder European Real Estate Investment Trust plc announces that its Annual General Meeting
(the "AGM") will be held on Tuesday, 17 March 2026 at 12.00pm. GMT at 1 London Wall Place,
London EC2Y 5AU.

Shareholders can view the meeting details at www.schroders.co.uk/sereit from today, 5
December 2025.

The date on which South African shareholders must be recorded as such in the share register to
be eligible to receive the notice of AGM was Friday, 28 November 2025. The date on which South
African shareholders must be recorded as such in the share register to be eligible to attend and
vote at the AGM is Friday, 6 March 2026, with the last day to trade being Tuesday, 3 March 2026.

The notice of AGM will shortly be dispatched to shareholders. Proxies should be submitted by
no later than Friday, 13 March 2026, further details of which are set out in the notice of AGM.
