Purchase of Shares by Employee Benefit Trust

Primary Health Properties PLC ("PHP", the "Company" or the "Group"), one of the UK's leading
investors in modern primary healthcare facilities, has been notified by VG Corporate Trustee Limited
(the "Trustee"), which administers the Primary Health Properties PLC Employee Benefit Trust (the
"Trust"), that it has, on the Trust's behalf, made market purchases (the "Market Purchases") of 567,000
Ordinary Shares of 12.5 pence each in the Company (the "Shares") at a price of £0.970.

The Trust was established in 2021 for the benefit of the Group's employees (including PDMRs).

The Market Purchases have been funded by the Company by way of a loan.

The Shares will be held in the Trust as unallocated to employees and PDMRs and used to meet future
obligations arising under the Company's share schemes and share plans, including share awards made
to PDMRs of the Company.

As at 8 September 2023 the total number of Ordinary Shares of 12.5 pence each in the Company held
by the Trust is 863,575 Ordinary Shares, representing approximately 0.065% of the Company's total
voting rights. The issued share capital in the Company remains unchanged at 1,336,493,786 Ordinary
Shares.
