Statement regarding press speculation

The Board of Primary Health Properties plc notes the recent press speculation regarding the potential
formation of a joint venture in connection with PHP's private hospital portfolio.
As previously announced, PHP has been exploring a range of strategic options to enhance the long-
term value of the private hospital portfolio, including potential joint venture arrangements with highly
credible investors.
PHP confirms that it is in advanced discussions with an investor regarding the potential contribution of
the private hospital portfolio to seed a new joint venture.
Discussions remain ongoing, will be subject to all necessary approvals and there can be no certainty
that any transaction will be agreed, nor as to the terms on which any transaction might be concluded.
PHP continues to evaluate all options.
A further announcement will be made as and when appropriate.
