RESULTS OF DIVIDEND REINVESTMENT ALTERNATIVE


Shareholders are referred to the announcements released on SENS on Thursday, 30 September 2021 regarding the cash
dividend of 336.52921 cents per share for the 2021 financial year (the “cash dividend”) with an election to reinvest the
cash dividend in return for Hyprop shares (the “share reinvestment alternative”) on the basis that the default alternative
is to retain the cash dividend of 336.52921 cents per share that will be paid to those shareholders not electing to participate
in the share reinvestment alternative, and the announcement of the reinvestment price of R25.50 per new share applicable
to Hyprop shareholders electing the share reinvestment alternative released on SENS on Tuesday, 12 October 2021.

Shareholders holding 263 103 721 Hyprop shares (equivalent to 85.13% of the total number of issued Hyprop shares prior
to the share reinvestment alternative) elected the share reinvestment alternative, resulting in the issue of 34 377 601 new
Hyprop shares, and R876 678 455.98 of cash being retained by Hyprop as new equity (based on the issue price of R25.50
per new share and after accounting for the applicable dividend withholding tax in respect of non-resident shareholders and
fractional entitlements). Accordingly, a total cash dividend of R154 690 147.44 is payable today in respect of 45 966 336
Hyprop shares.

The cash dividend payable to certificated shareholders who did not elect the share reinvestment alternative in respect of
some or all of their shares and who have provided their bank details to Hyprop’s transfer secretaries will be credited to their
bank accounts on Monday, 25 October 2021. Share certificates in respect of certificated shareholders who elected the share
reinvestment alternative in respect of some or all of their shares will be posted to certificated shareholders, at their risk, on
Wednesday, 27 October 2021.

The cash dividend payable to dematerialised shareholders who did not elect the share reinvestment alternative in respect of
some or all of their shares will be credited to their Central Securities Depository Participants or broker custody accounts on
Monday, 25 October 2021 and the Central Securities Depository Participants or broker custody accounts of dematerialised
shareholders who did elect the share reinvestment alternative in respect of some or all of their shares will be credited with
their new Hyprop shares on Wednesday, 27 October 2021.
