PROPERTY FUND MANAGERS LIMITED ("PFM")(THE "PFM EQUITY")                        
Linked unitholders are referred to the announcements published on SENS on 15    
April 2004 and in the press on 16 April 2004 in terms of which linked           
unitholders were advised that Resilient had concluded agreements with Redefine  
and Madison Property Fund Managers (Pty) Limited ("Madison") for the acquisition
of approximately 25% of Capital and the PFM equity, respectively.               
Java Capital is authorised to announce that the Registrar of Collective         
Investment Schemes has approved the acquisition by Resilient of the PFM equity  
and accordingly that all conditions precedent have been fulfilled. Both of the  
agreements are now unconditional.
