Availability of results of the Bookbuild

Shareholders are referred to the announcement released on SENS earlier today, advising,
inter alia, that Sirius has agreed to acquire BizSpace Group from Värde Partners for a cash
consideration of c.£245m, with same to be funded by a combination of new and existing debt,
together with the proceeds of a capital raise, expected, in aggregate, to raise gross proceeds
of c.£135m, and that an accelerated bookbuild (“Bookbuild”) would launch immediately
following the release of that announcement.

Shareholders are advised that the Bookbuild closed during the day. An announcement
regarding the results of the Bookbuild will be released on SENS tomorrow,
9 November 2021 at 07:05 a.m. SAST.
