                                       Director Shareholding

Sirius Real Estate, the leading operator of branded business parks providing flexible workspace to the
German SME market, announces that Andrew Coombs, Chief Executive Officer of Sirius, has been
allocated 29,389 ordinary shares out of treasury at a price of €0.526 per share under the Company’s
share matching scheme. As a result, Andrew Coombs now has an interest in 3,967,953 ordinary shares
representing 0.53% of the total voting rights. In addition, 4,320 ordinary shares have been issued to
other members of the senior management team under the same scheme.

The total number of voting rights in the Company is now 746,414,986 the number of shares in treasury
is 1,371,346 and the total number of ordinary shares in issue (including those in treasury) is
747,786,332.
