UPDATE ON THE DISPOSAL OF HYDE PARK CORNER


Shareholders are referred to the announcement published on 1 July 2025 regarding the disposal of a 50%
undivided share in Hyde Park Corner (the "Transaction") to a wholly owned subsidiary of Millennium Equity
Partners Proprietary Limited, as well as the option to dispose of the remaining 50% undivided share ("Option
Transaction") in due course.

The Transaction was subject to the fulfilment of various conditions precedent. Shareholders are hereby advised
that the Transaction has terminated due to the non-fulfilment of certain of the conditions precedent by the
purchaser. As a result, the Option Transaction has also terminated.

Hyde Park Corner's operating performance continues to improve following a reduction in vacancies and
enhancements to the tenant mix, including the new Checkers Fresh-X which opened in August 2025 and is trading
well, and the recently opened Al Capone store. In addition, we have commenced with an integrated battery and
solar PV project which will enhance the operating income once completed.
