FURTHER UPDATE ON CATEGORY 2 DISPOSAL OF PROPERTY

Shareholders are referred to the announcements dated 30 November 2020, 9 December 2020,
2 February 2021,1 April 2021, 19 April 2021 and 23 April 2021 wherein Invicta advised of a
Category 2 disposal of a rental enterprise by Invicta Properties (Pty) Ltd to Pathisa Properties
Two (Pty) Ltd (the “Purchaser”) in respect of erfs 5434 and 859, Samrand Business Park.

The parties have agreed to an addendum to the agreement, in terms of which:

  •   The Purchaser shall make a further non-refundable deposit of R2,200,000.00,
      R400,000.00 of which has been received and the balance shall be paid by no later than
      31 May 2021; and
  •   Bank guarantees still to be provided for the balance of the Purchase Price by no later
      than 15 June 2021.
