In accordance with the Financial Conduct Authority’s Disclosure Guidance and Transparency
Rule 5.6.1, Schroder European Real Estate Investment Trust plc (the “Company”) announces
that its issued share capital consists of 133,734,686 Ordinary shares. Accordingly, the total
number of voting rights in the Company is 133,734,686.

The above figure may be used by shareholders as the denominator for the calculations by
which they will determine if they are required to notify their interest in, or a change to their
interest in, the Company under the Disclosure Guidance and Transparency Rules.
