DIRECTOR / PDMR AWARDS

In accordance with DTR 3.1.4(1)(a), Capital & Counties Properties PLC announces that the
following awards were made to Executive Directors on 1 April 2015:

(A)    PERFORMANCE SHARE PLAN

       Pursuant to the Company’s Performance Share Plan, the following awards of nil cost
       options were made based on a market value of 402.93 pence per share:

(B)    MATCHING SHARE PLAN

(i)    Pursuant to the Company’s Matching Share Plan the following deferred nil cost
       options were awarded based on a market value of 402.93 pence per share. These
       awards represent the 50% of each Executive Director’s 2014 bonus that was deferred
       into shares for three years:

       The following awards of nil cost options were made to Gary Yardley on 1 April 2015.
       The awards were made under the Capital & Counties Properties PLC Matching Share
       Plan following the co-investment of shares held by Gary Yardley, and were based on
       a market value of 402.93 pence per share:
