NOTICE OF AVAILABILITY OF ANNUAL FINANCIAL STATEMENTS

Noteholders are advised that Premium Properties has publicly released its audited consolidated
annual financial statements for the year ended 31 August 2022 (“Premium Properties AFS”) which is
available on Premium Properties’ guarantor, Octodec Investments Limited (“Octodec”) website,
https://octodec.co.za/wp-content/uploads/2022/12/Premium-consolidated-annual-financial-
statements-FY2022.pdf.

The Premium Properties AFS contains restatements relating to the prior year ended 31 August 2021
as follows:

1.    the disclosure of financial guarantees has been restated to comply with IFRS 9 and has been
      expanded to include a maturity analysis of the financial guarantees; and
2.    the loan from Octodec has been reclassified from non-current liabilities to current liabilities.

Full details of the restatements are set out in notes 15, 18, 25 and 37.3 of the Premium Properties
AFS.

The Company’s auditors have expressed an unmodified audit opinion.

The abovementioned Premium Properties and Octodec documentation are available for inspection at
the registered address of the guarantor, Octodec, at CPA House, 101 Du Toit Street, Tshwane with
immediate effect. Noteholders can contact the Group Company Secretary at cosec@octodec.co.za
 to request an electronic version of the Octodec integrated report, Premium Properties’s consolidated
and Company annual financial statements.
