AVAILABILITY OF THE SUBSIDIARY GUARANTOR’S ANNUAL FINANCIAL STATEMENTS

Noteholders are advised that the audited annual financial statements of Freestone Property
Investments (Proprietary) Limited, the subsidiary guarantor to Emira’s Secured Notes in issue, for the
year ended 30 June 2021 (the “Guarantor’s financial statements”) are available for inspection at the
Issuer’s registered office.

Noteholders are also advised that the audit report issued on the Guarantor’s financial statements was
unqualified, with no modifications applicable.

Noteholders are further advised that the comparative financial information included in the
Guarantor’s financial statements has been restated for the following:
During the year, Emira reviewed its presentation of property management fees. As a result of this
review, the property management fees previously included in ‘Administration expenses’ have been
reclassified to ‘Property expenses’ in the Guarantor’s financial statements, to provide enhanced
disclosure and comparability with industry participants. To provide comparability within the
Guarantor’s financial statements, the prior-year amounts have been restated accordingly.
