DETAILED CAUTIONARY ANNOUNCEMENT

Shareholders are advised that the Company has received an offer for R34 million in relation
to one of its properties known as Stellendale Junction, on which a retail centre is to be
developed. The offer comprises a cash and loan account component of R8 million and
R26 million respectively as well as retaining a 30% shareholding in the joint venture, which
presents medium to long term upside potential for Visual.

The offer has been accepted by the board of directors but is subject to a number of
conditions precedent. A more detailed announcement will be prepared and published in
due course.

Shareholders are accordingly advised to continue to exercise caution when dealing in their
shares until a further announcement is made.
