CAUTIONARY ANNOUNCEMENT


Linked unitholders are referred to the press release published on SENS on 5 December 2013 by Vukile
Property Fund Limited (“Vukile”) giving details of its agreement to acquire 52 300 000 Synergy B linked
units (representing a 34% interest in Synergy) from Liberty Group Limited (“the Liberty Stake”), and to the
announcement published on SENS on 18 December 2013 by Synergy confirming the transfer of the Liberty
Stake to Vukile.

Linked unitholders are advised that, pursuant to these announcements, discussions have commenced in respect
of a potential transaction between Vukile and Synergy and/or Synergy linked unitholders. Accordingly,
Synergy linked unitholders are advised to exercise caution when dealing in their linked units until a further
announcement is made.
