Primary Health Properties PLC (the "Company" or "PHP"), one of the UK's leading investors in modern
primary healthcare facilities, announces the following share dealings by a Director.

VG Corporate Trustee Limited ("VG"), the trustee of the Company's employee benefit trust, acquired
66,262 Ordinary Shares of 12.5 pence each in the Company ("Ordinary Shares") at 0.907 pence on 29
February 2024, as bare trustee for Richard Howell, under arrangements for deferral of 30% of his annual
bonus into Ordinary Shares. All these shares must be held for a minimum three years.
