NOTIFICATION OF AN UPDATE TO THE ZAR 5 000 000 000.00 DOMESTIC MEDIUM TERM NOTE PROGRAMME

Emira has received approval from the JSE in terms of its amended ZAR 5 000 000 000.00 Domestic
Medium Term Note Programme (the “Programme”). A summary of the changes effected is provided
below:

•   Amendment to the terms and conditions to cater for amendments to the JSE Debt Listings
    Requirements (the “Requirements”), which includes but is not limited to, amendments to cater
    for the Part 1A of 2018 amendments to the Requirements and for paragraphs 7.26 and 7.27 of the
    Requirements;
•   Amendments to cater for changes to Strate Proprietary Limited’s Rules;
•   Amendments to the pro forma applicable pricing supplement (“APS”) to cater for amendments to
    the Requirements;
•   The removal and insertion of definitions to give effect to the amendments;
•   The removal of clause of 9.5.1 of the terms and conditions, such that this event applies to all notes
    without having to be specified in the APS and related amendments thereto;
•   The information included in the following sections have been removed from the Programme and
    are now incorporated by reference:
    - the Description of Emira Property Fund Limited section, which includes but is not limited to,
      its business, management, directors and corporate governance disclosure; and
    - the Risks relating to the Issuer section.
    The above-mentioned sections are contained in Emira’s Integrated Report, available on Emira’s
    website at https://emira.co.za/wp-content/uploads/2018/09/Emira-Integrated-Annual-Report-2018.pdf;
•   The Subscription and Sale section has been updated to reflect the selling restrictions applicable as
    at the date of the Programme;
•   The South African Taxation section has been updated to reflect the legislation applicable as at the
    date of the Programme; and
•   Other technical changes.

The updated Programme is available for inspection at the registered office of Emira and has been
made available for inspection on its website at https://emira.co.za/portfolio-item/dmtn/.

The updated Programme will also be available for inspection on the JSE’s website at www.jse.co.za.
