SALIENT DATES AND TIMES IN RESPECT OF THE PROPOSED ACQUISITION OF A PORTFOLIO OF
PROPERTIES FROM RESILIENT                                                       
INTRODUCTION                                                                    
Unitholders are referred to the announcement released on SENS on 24 June 2009 in
respect of the proposed acquisition of a portfolio of four properties (the      
"Resilient portfolio") from Resilient Property Income Fund Limited and its      
subsidiaries ("Resilient") (the "transaction") and are advised that the         
transaction has been unconditionally approved by the Competition Authorities. In
addition, the co-owners of Montague Business Park have waived their pre-emptive 
rights on the disposal by Resilient, in respect of Montague Business Park.      
The transaction remains subject to Capital receiving the requisite unitholder   
approval in respect of the transaction.                                         
CIRCULAR                                                                        
A circular relating to the transaction was posted to Capital unitholders on     
Thursday, 16 July 2009.
