     Cash Payment for Shareholders on the South Africa Register in respect of Fractional
                    Entitlements arising from the Share Consolidation

Shareholders on the South Africa Register are referred to the announcements released on SENS
on 22 July 2024, 8 August 2024, 27 August 2024 and 30 August 2024, in respect of, amongst
other things, the Share Consolidation. Pursuant to the Share Consolidation, every 10 Existing
Ordinary Shares has been consolidated, sub-divided and redesignated into 1 New Ordinary
Share.

In implementing the Share Consolidation, Hammerson is required by the JSE to apply the
rounding principle that a Shareholder on the South Africa Register becoming entitled to a
fraction of a share arising from the Share Consolidation ("Fractional Entitlement") will have their
entitlement rounded down to the nearest whole number, resulting in a cash payment for the
Fractional Entitlement (the "Cash Payment") where applicable and in accordance with the
terms of the Circular. The value of such Cash Payment is the volume weighted average traded
price per Hammerson share less 10% calculated on Monday, 30 September 2024. The volume
weighted average traded price per Hammerson share on Monday, 30 September 2024 was
R73.1503.

Shareholders on the South Africa Register are advised that the value of a Hammerson share to
be utilised in determining the Cash Payment due to a Shareholder on the South Africa Register
in respect of any Fractional Entitlement is R65.8353.

In accordance with the Circular, Cash Payments of less than £5.00 (or the equivalent in Rand,
being R115.5215 based on today's exchange rate) will not be paid to such Shareholders on
the South Africa Register and will instead be donated by the Company to a charity of its
choosing. Therefore, no Cash Payments will be paid to Shareholders on the South Africa
Register.
