DEUTSCHE KONSUM REIT-AG ACQUIRES THREE FOOD ANCHORED RETAIL PROPERTIES
Potsdam, 7 March 2022 – DKR has acquired a discounter in Gotha (Thuringia), a local retail
centre in Meinerzhagen (North Rhine-Westphalia) and a local retail property in Stadtroda
(Thuringia) by notarial deeds in individual transactions.
The main tenant of the property in Gotha is the REWE subsidiary Penny. The local retail centre
in Meinerzhagen is let, among others, to ALDI, KiK and Deichmann. A Norma grocery store is
the anchor tenant at the fully let property in Stadtroda.
The purchase price of the three properties, which have a combined rental area of around 7,200
sqm, totals approx. EUR 6.5 million. Taking into account an annualised rent of currently TEUR
557, this results in an average acquisition yield of 8.6% with a WALT of 4.3 years and a
vacancy rate of 1.6%.
In the current financial year 2021/2022, DKR has thus already acquired 13 non-cyclical and
mainly food-anchored retail properties with a rental area of around 52,300 sqm and an annual
rent of approximately EUR 3.8 million for around EUR 44.4 million, which corresponds to an
initial yield of 8.5% on average. The average WALT is 5.8 years with a vacancy rate of around
7.4%.
Taking into account all notarised acquisitions and sales, the pro forma portfolio now comprises
a total of 176 properties with a total lettable area of approx. 1.03 million sqm and a balance
sheet value of EUR 991 million. The portfolio currently generates an annual rent of EUR 72.5
million.
DKR's acquisition pipeline continues to be well filled and the Company is in advanced
acquisition processes. Simultaneously, selective property disposals are continuously being
evaluated.
