                        FITCH REAFFIRMS BBB+ INVESTMENT GRADE RATING

Supermarket Income REIT plc (LSE: SUPR, JSE: SRI) announces that Fitch Ratings Limited ("Fitch") has
reaffirmed the Company's existing Investment Grade, long-term Issuer Default Rating ("IDR") of 'BBB+'
with a stable outlook.
