UPDATE TO DIVIDEND DECLARATION FOR SHAREHOLDERS ON THE SOUTH AFRICAN REGISTER

The Company has today declared an interim dividend in respect of the period from 1 October 2025 to 31
December 2025 of 1.545 pence per ordinary share ("Second Quarterly Dividend"), which will be paid by way
of a Property Income Distribution ("PID") on or around 27 February 2026 to shareholders on the register as of
Friday, 30 January 2026 ("Record Date").

The Second Quarterly Dividend will be paid in British pound sterling ("GBP") to shareholders on the UK register
and South African Rand ("Rand") to shareholders on the South African register. The exchange rate and tax
implications for determining the Second Quarterly Dividend paid in Rand will be confirmed by way of an
announcement released on SENS by no later than Monday, 26 January 2026.

The key dates for the Second Quarterly Dividend are detailed in the timetable below:

The above dates and times are subject to change. Any changes will be released on RNS and SENS as soon
as practically possible.

To facilitate settlement of the Second Quarterly Dividend to entitled South African shareholders, share
certificates may not be dematerialised or rematerialised between Wednesday, 28 January 2026 (Ex-dividend
date) and Friday, 30 January 2026 (Record Date), both days inclusive. No transfers of shares shall be registered
in the South African share register, or between the South African share register and the UK share register,
between Tuesday, 20 January 2026 and Friday, 30 January 2026 (Record Date) both days inclusive.

As at the date of this announcement, the issued share capital of the Company consisted of 1,246,239,185
ordinary shares. The tax implications for South African shareholders will be included in the announcement
confirming the exchange rate, to be made on or before Monday, 26 January 2026.
