AND RENEWAL OF CAUTIONARY ANNOUNCEMENT                                          
Further to the detailed cautionary announcement published in the press on 9     
August 2002 regarding, inter alia, the acquisition ("the acquisition") by       
Capital of the properties known as 2 Long Street and Southway Mall, Capital     
unitholders are referred to the announcement of today`s date published by       
Cenprop relating to, inter alia, the conclusion by Capital and Cenprop of a     
comprehensive agreement of sale governing the acquisition.                      
Capital unitholders are advised to continue exercising caution in their dealings
until such time as a detailed announcement including financial effects of the   
acquisition is made.
