NOTICE OF AVAILABILITY OF ANNUAL FINANCIAL STATEMENTS OF THE
GUARANTOR

Further to the announcements released on SENS on 15 May 2023 regarding the availability
of Calgro M3’s annual financial statements and integrated annual report for the year ended
28 February 2023, debt holders are hereby advised that the audited annual financial
statements (“AFS”) of the Issuer’s guarantor, Calgro M3 Developments Limited
(“Calgro M3 Developments”), for the year ended 28 February 2023, are available for
inspection at the Issuer’s registered office, during office hours.

Debt holders are further advised that the audit report relating to the Calgro M3 Developments
AFS is unqualified.
