      Posting of Annual Report, Notice of Annual General Meeting and No Change Statement

Sirius Real Estate, the leading operator of branded business parks providing conventional space and
flexible workspace in Germany, is pleased to announce to shareholders of the Company
(“Shareholders”) that the Company’s annual report (“Annual Report”), incorporating the full audited
consolidated annual financial statements of the Company for the year ended 31 March 2020
(“Annual Financial Statements”) and the notice of the annual general meeting of the Company
(“Notice of AGM”) were dispatched to Shareholders today, Friday, 12 June 2020, and contain no
modifications to the audited results which were announced on SENS on 1 June 2020.

The Annual Report and the Annual Financial Statements will also be available on the Company’s
website, at www.sirius-real-estate.com/investors/reports/ as from today, 12 June 2020.

                                 Notice of Annual General Meeting

Notice is hereby given that the annual general meeting (“AGM”) of Sirius Real Estate will be held at
11 am (UK time), 12 pm (SAST), Friday, 31 July 2020 at 33 St James’ Square, London to transact the
business as set out in the Notice of AGM.

Members registered on the South African part of the register of members (the "SA Register") as of
Friday, 24 July 2020 (the "SA Record Date") shall have the right to participate and vote at the annual
general meeting. Accordingly, the last day to trade for shareholders on the SA Register in order to be
able to participate and vote at the meeting is Tuesday, 21 July 2020.

Members registered on the United Kingdom Register of Members (the "UK Register") by close of
business, on Wednesday 29 July 2020 (the "UK Record Time") shall have the right to participate and
vote at the AGM. Any change to an entry on the UK Register after the UK Record Time shall be
disregarded in determining the right of any person to attend and vote at the AGM.

Members are reminded of UK Government guidance on Covid-19, involving social distancing and
travel restrictions and as such, attendance should be considered in light of UK government guidance
in force before and on the day of the AGM. As this is a rapidly changing situation, the Company will
announce any changes to the arrangements for holding the AGM and update the Company’s website
accordingly.

through the acquisition by AXA IM - Real Assets, on behalf of its clients, from Sirius, of a 65% stake in
five business parks across Germany. Sirius will retain the remaining 35% and will act as operator of
the assets, on a fee basis. Subject to suitable investment opportunities, AXA IM - Real Assets and
Sirius may consider opportunities to grow the JV’s portfolio primarily through the acquisition of
larger stabilised business park assets and portfolios of assets with strong tenant profiles and
occupancy. Sirius will continue to grow its wholly owned portfolio through acquisitions of more
opportunistic assets, where it can capitalise on its asset management expertise to maximise
utilisation of the space, grow occupancy and improve quality of the tenants. The strategies have
been clearly defined so that the JV does not conflict with Sirius's existing business.
