                                    Allotment of Scrip Dividend


Sirius Real Estate announces that on 19 January 2018, 6,842,608 ordinary shares will be allotted and
issued to the Company's shareholders who elected to receive ordinary shares under the Scrip Dividend
Alternative offered to shareholders as an alternative to receiving in cash the interim dividend declared
in respect of the six months ended 30 September 2017, payable on 19 January 2018.

Following the issue of the new ordinary shares, the total number of voting rights in the Company will
be 932,996,281, the number of shares in treasury shall be 574,892 and the total number of ordinary
shares in issue (including those in treasury) will be 933,571,173.

Application will be made for the new ordinary shares to be admitted to trading on the main market of
London Stock Exchange Plc ("LSE"), to be admitted to the premium segment of the Official List of the
UK Listing Authority and to trading and a primary listing on the main board of the Johannesburg Stock
Exchange ("JSE"). It is expected that admission of the new ordinary shares will take place at
commencement of trade on both the LSE at 8am (GMT) and on the JSE at 9am (SAST), on 19 January
2018.
