Management Share Awards

Sirius Real Estate, the leading operator of branded business parks providing flexible workspace to the
German SME market, is pleased to announce that the Company's Executive Directors and senior
management team have been granted ordinary shares in the Company, under the Company's
incentive plans, relating to their performance for the three years ended 31 March 2015.
The Company operates a number of incentive plans which are designed to align the interests of the
senior management team with the shareholders. The remuneration plans include an annual
performance bonus award with a performance related deferral mechanism, a matching scheme and a
long term incentive plan. The incentive plans are designed to encourage share ownership by the
Executive Directors and the senior management team.

3,509,909 ordinary shares were issued out of treasury on Wednesday 10 June 2015 to the senior
management team at a price of €0.457 c. Of these, 1,340,576 have been issued to Andrew Coombs
(CEO) and 1,325,000 have been issued to Alistair Marks (CFO), representing the awards granted to
them of 2,500,000 shares each, less an amount paid in cash to satisfy the expected tax payable on
this share award. The balance has been awarded to members of the senior management team.

Following these awards, Andrew Coombs has an interest in 3,512,155 ordinary shares representing
0.55% of the total voting rights and Alistair Marks has an interest in 3,220,977 ordinary shares
representing 0.51% of the total voting rights. The total number of voting rights in the Company is
currently 633,848,658, the number of shares in treasury is 1,471,875 and the total number of ordinary
shares in issue (including those in treasury) is 635,320,533.

Issue of Private Placement Shares

On Monday 15 June, it is expected that 108,695,652 ordinary shares will be admitted to trading on
AIM and ALTx following the Private Placement announced on Monday 08 June. After the issue of
these Private Placement shares, the total number of voting rights in the Company will be
742,544,310, the number of shares in treasury shall be 1,471,875 and the total number of ordinary
shares in issue (including those in treasury) will be 744,016,185.

Director’s Dealing

In addition, the Company was also notified on Tuesday 9 June that James Peggie, Non-Executive
Director, has sold 49,000 ordinary shares at 47.6c which he has repurchased into his Individual
Savings Account at 47.67c and sold 51,000 ordinary shares at 47.6c which his wife has purchased at
47.67c. As a result, James Peggie’s interest (including that of his wife) remains unchanged at
1,402,678 ordinary shares.
