NOTICE OF AN ACQUISITION OF A BENEFICIAL INTEREST IN SECURITIES


Holders of linked units in Acucap (“Linked Unitholders and Linked Units”, respectively) are
referred to the announcements released by Growthpoint Properties Limited (“Growthpoint”) on
14 April 2014 and by Acucap and Sycom Property Fund on 16 April 2014 wherein Linked
Unitholders were advised that Growthpoint had concluded agreements to acquire, in aggregate,
34.90% of all the issued Linked Units, to be settled in in various tranches. Further to the
announcement released by Acucap on 29 April 2014, Linked Unitholders are hereby advised
that the acquisition by Growthpoint of a second tranche of Linked Units, resulting in Growthpoint
increasing their holding in Acucap to 30.48% of the issued Linked Units, has now been settled.


Accordingly, in compliance with section 122(3)(b) of the Companies Act, No. 71 of 2008, as
amended, and paragraph 3.83(b) of the JSE Limited Listings Requirements, Linked Unitholders
are hereby advised that Acucap has received notification from Growthpoint in terms of section
122(1)(a) that, following the settlement of a second tranche of Linked Units acquired,
Growthpoint now has a 30.48% beneficial interest in Acucap (previously, 28.80%).
