FIRST QUARTER OPERATIONAL UPDATE – FY 2013

In line with past practice and disclosure, Cashbuild herewith provides its quarterly trading update.

Revenue for the company was up by 4% on the first quarter of the prior financial year. Stores
opened since 1 July 2011 (new stores – 5 stores) contributed 1% of the increase, whilst existing
stores (186 stores) contributed 3%.

Transactions through the tills during the 1st quarter increased by 1% contributed by new stores’
growth of 1% while existing stores remained at similar levels to that of the prior year mainly due
to the 5 stores closed since September 2011.

Units sold are at same levels to that of the prior year. Existing stores unit growth decreased by 1%
and new stores contributing 1%.

One new store was opened during this quarter and one planned store closure was completed
during the quarter, therefore the number of stores trading at the end of the quarter remained at
191. Three stores were refurbished during this quarter and two stores were relocated.

In addition to the factual part of the operational update given above, the following paragraph only
deals with indicative information.

Management is focussed on improving the lower than expected growth in revenue experienced
during the first quarter. Trading conditions remained tough throughout the quarter. Selling
inflation was at levels around 2.5% at the end of September 2012 when compared to September
2011. Gross profit percentage margins are higher than those experienced for the comparative
quarter of the prior year, but have decreased from levels reported for the first half of the prior
financial year.
