DECLARED DIVIDEND AND INTEREST PAYMENT ANNOUNCEMENT ON GROWTHPOINT PROPERTIES   
LIMITED ENHANCED DIVIDEND SECURITIES - ("GRTIDF")                               
With reference to the dividend and interest payment announcement                
("distribution"), the Directors of Growthpoint Properties Limited have declared 
an interim dividend of 0.064 cents per share and an interest payment of 63.836  
cents per debenture payable on Tuesday, 22 March 2011 to ordinary shareholders, 
recorded in the books of the company at the close of business on Friday, 18     
March 2011.                                                                     
Accordingly, the warrant holders of the Enhanced Dividend Securities, GRTIDF,   
will receive a Growthpoint Properties Limited interim dividend of 0.064 cents   
per share and an interest payment of 63.836 cents on Tuesday, 22 March 2011 in  
terms of the Cession clause incorporated in the Supplement between the holders  
and Investec Bank Limited.  The last day to trade ("cum" the distribution) in   
order to participate in the dividend will be Friday, 11 March 2011.             
GRTIDF Enhanced Dividend Securities will commence trading "ex" the distribution 
from the commencement of business on Monday, 14 March 2011, and the record date 
will be Friday, 18 March 2011.
