Combined unitholders are referred to the announcements dated 6 December 2010 and
21 December 2010 in relation to the proposed acquisition of Attfund Retail and  
are advised that the forecast financial information together with the pro forma 
historical financial effects of the offer are still in the process of being     
finalised and will be published in due course.                                  
Hyprop unitholders are advised to continue to exercise caution when trading in  
Hyprop combined units until a further announcement is made.
