TRADING STATEMENT                                                               
Unitholders are advised that Capital anticipates that the distribution per      
unit for the six months ended 31 December 2008 will be between 15.5% and 16.5%  
higher than for the six months ended 31 December 2007 and further anticipates   
that the distribution per unit for the 12 months ended 31 December 2008 will    
be between 13.5% and 14.5% higher than for the 12 months ended 31 December      
2007.                                                                           
The financial results on which this trading statement is based have not been    
reviewed or reported on by Capital`s auditors. The audited financial results    
announcement will be published on or about 29 January 2009.
